Spanish Retrofitting exemplified by a block of residential buildings

The business case proposed in Spain consists of the retrofitting of a block of residential buildings (in particular, a public housing promotion of 80 housings) in Merida (Spain) (Fig. 8). This residential block is already participating as a pilot case for the project "MeeFs- Multifunctional Energy Efficient Façade System for Building Retrofitting” that was awarded under the PPP’s call for Energy Efficient Buildings EeB.NMP.2011-3 “Energy saving technologies for buildings envelope retrofitting”. A new concept of multifunctional façade is going to be developed and it will be demonstrated in a real case by implementing it in a part of the residential block.

These buildings were developed in 2002. They have four floors, with individual heating and outdoor façade construction considered in brick with interior thermal insulation layer. The total built area is ~2250m2 (ground plane). Since these buildings are expected to undergo major refurbishment in 2013 (mainly related to the envelope), partners of NewBEE will have access to accurate information for the business models’ case study. MeeFs project represents an excellent opportunity to demonstrate the NewBEE concept as it will allow simulating the case study almost at the same time that the refurbishment is taking place (Timetables of both projects could coincide in time if NewBee project started in 2013 aprox.).

ACC, playing the ESCO role, will collaborate with the retrofitting SME-companies ESL and TEU in the development of this Business Case, providing them with accurate information about the MeeFs retrofitting process, the collaborative approach followed, technologies and materials employed and financing models approach. TEC will support the partners on the analysis of the gathered information and will extract functional requirements and needs aimed at the specification of NewBEE platform. During the development of the Business Case demonstrator, ACC, ESL and TEU will collaborate with other stakeholders in order to put into practice the lessons leant in a new similar retrofitting project involving this type of building. An assessment will be made comparing the previous retrofitting practices with the new collaborative and networked approach proposed by NewBEE project. Therefore, the Spanish SMEs TEU and ESL together with ACC and TEC could, through NewBee platform:

  • Analyze the requirements and energy improvement potential of the building
  • Identify most appropriate retrofitting technologies for the specific case, considering in first instance the already proposed multifunctional façade and analyzing further solutions that might be suitable to improve the energy performance of the buildings analyzed
  • Complement the expertise of the companies by setting up new alliances (Searched by means of NewBee tool) with other technological SMEs in order to provide the building owner with an integrated solution
  • Generate most appropriated business models (whether departing from an already existing “best practice” model or a novel business model generated by the tool) for the joint venture and solution/service proposed. Thus, the “best practice” financial model of an ESCO will be studied, where the savings in energy costs is often used to pay back the capital investment of the retrofitting project over a 5 to 20 year period
  • Obtain support for the refurbishment project deployment and coordination
