Finish Retrofitting exemplified by three different case studies

The Finnish Business Case focuses on the development of energy-efficient and sustainable retrofitting processes with help of three different case studies. Each of the Finnish SMEs involved in the project will address one retrofitting case. The majority of Finnish buildings, from single family detached houses to block houses, as well as office buildings, date back to 1950’s and 1970’s. Furthermore, most of the municipally owned housing dates from this period. Now this vast body of build environment is in urgent need of refurbishment. Business Case 3 will aim at applying the development work and solutions in some of these types of buildings. The SMEs involved in this Business Case will put in practice the project concepts and tools and will involve a refurbishment client in the application of NewBEE platform and Methodology. The measures and solutions will be based on the project scope: the location, use, type, age, structures of the building as well as the client’s budget. A close collaboration with research partners and SMEs will in the centre of this business case. The role of the cases studies will be to provide concrete scenarios where the sustainable retrofitting processes will be developed and tested. The specific cases will be retrofitting projects of residential or office buildings. The main objective of the case studies will be to define and test characteristics of sustainable building processes. The essential issues include:

  • understanding, identification and management of user needs
  • minimizing the disturbance for the tenants
  • target setting in sustainable and energy-efficient retrofitting projects
  • information capture in retrofitting projects; definition of methods for building diagnosis and building modelling
  • defining the roles and models of collaboration and networking
  • defining the needs and ways for information sharing between different partners of retrofitting projects
  • development and selection of potential and powerful tools needed in sustainable retrofitting processes
  • description of the timing for the use of different assessment and simulation and other tools in energy-efficient and sustainable retrofitting projects
  • defining the need of specific assessment results in different decision making stages
  • defining the processes for the integrated optimization of energy performance and carbon footprint, investment and life cycle costs, and indoor environment

The Finnish SMEs, with the support of VTT, will describe the Business Case and extract functional requirements, based on previous retrofitting projects experiences, for the specification and development of NewBEE system. The SMEs will test, further develop and implement the new retrofitting processes in three case studies within this Business Case. Thus, Eriksson Architects Ltd., together with VTT will, through NewBee platform:

  • Analyze the requirements and energy improvement potential of the building and the users’ actions (not to underestimate the role of end user’s processes/residents’ habits)
  • Identify most appropriate retrofitting technologies through developed evaluation methodology. Analyze solutions that might be suitable to improve the energy performance of the buildings analyzed. Simulate different technologies’ outcomes
  • Complement the expertise of the companies by setting up new partnerships with other SMEs in order to provide the building owner with an integrated solution
  • Generate most appropriated business models for refurbishment (whether departing from an already existing “best practice” model or a novel business model generated by the tool) for the joint venture and solution/service proposed
  • Obtain support for the refurbishment project coordination

KVA Arkkitehdit Oy will specially focus on the methods aiming to improve the understanding and management of user requirements in the design process. On the other hand, FinnEnergia Oy will especially focus on the testing and validation of energy performance assessment tools in different stages of the Business Case 3 case studies. Their target is also to improve their training packages, which could be used to collaboratively disseminate the information to other SMEs and stakeholders in future retrofitting projects.
